US Home Values In Decline

PMI Mortgage Insurance economists have stated that home prices in 35 states have over-corrected into very affordable price ranges.  Income and home prices should grow at relatively similar rates, thus experts find disposable income to be a reasonable measure of home affordability.  Referencing that disposable income measure, Colorado and 18 other states' home prices were found to have remained inline with disposable income.  Even as home sales are predicted to increase, home prices overall are likely to see little change in 2011 as the Fed is unlikely to increase rates this year.

Area Wildfire Updates

Here are the latest updates we've been able to locate on the fires in the Boulder - Denver area that were previously posted on our blog:
  1. Indian Gulch Fire: Reported 100% contained after burning 1570 acres.  Hwy 6 was reopened during the afternoon on March 25, 2011 according to the Jefferson County Sheriff.
  2. Soda Creek Fire: Reported near 100% containment on March 21, 2011 by 9News.com.
  3. Burning Tree Fire (Franktown): Reported at 95% containment on March 25, 2011 by Examiner.com 
At this time we are not aware of any road closures in relation to the above listed or previously posted fire areas.  All emergency alerts are cleared for SNS personnel.

Fire Area Evacuations in Franktown (Douglas Co.)

Thurs 24 March - 3:48pm  

The Douglas County Sherriff has issued reverse 911 calls and ordered evacuations of 8,500 homes due to a quick moving wildfire south of Parker.  The following roads are closed:
  • Bayou Gulch Road 
  • East Hilltop Road
  • North and South Pinery Parkway Road 

There is no access to the Pinery from Flintwood or Hilltop Road.  Traffic jams are reported to be starting in the area.  Officials have requested that outside people avoid the area to minimize traffic congestion.

Jefferson County Declared Disaster Area

Due to the development of three wildfires in (1) areas west of Hwy 6 near Golden, (2) the Soda Creek Subdivision in Evergreen, and (3) the Elk Creek/ Conifer & Spring Creek area, Jefferson County Commissioners officially declared the county a disaster area on Monday, March 21, 2011.

Conditions have been aggravated by high winds, so the direction and speed of the fire progress may change suddenly.  Please remain aware of current weather and road conditions for your local area as often as you are able.  Fire hazard conditions impacting travel areas for current assignments will be posted as soon as possible in addition to direct calls to affected SNS mobile professionals from the SNS office.

Colorado real estate listings go green

After living in Boulder county for so long, I'd become used to seeing sustainability improvements like solar panels and energy efficient systems going into homes in the area.  I'd always assumed that improvements like these were easily reflected and searchable in property listings.  As it turns out, they haven't been... until now!

Green construction professionals have sought to integrate these overlooked eco-friendly features for some time.  Previously, a lack of clear resale value limited builders to merely suggesting that green improvements would bring return on investment for the home.  Now, at least five of the eighteen MLS systems in Colorado are joining about 80 MLS systems nationwide in adding quantifiable environmental/ green data fields on the MLS and financing input sheet providing appraisers with critical comparable information.

What exactly is an apostille?



An apostille is an internationally recognized certificate validating the signature and seal of a public official in the issuing country.  If your document is intended for use in a country participating in the Hague Legalization Convention ( aka the "Hague Convention Abolishing the Requirement of Legalization for Foreign Public Documents"), you will need to obtain an Apostille certificate in Colorado.  






What documents can be authenticated by an apostille?
Generally, any type of notarized or certified public document can be authenticated by an apostille including  adoption documents, affidavits, articles of incorporation, bills of sale, commercial contracts and agreements, court judgments, deeds of trust, diplomas, identity documentation, letters of intent, oaths and power of attorney.

General Colorado Apostille information:
  • Prior to submission, your document must be properly notarized OR certified by the county or the Vital Records Office of Colorado.
  • A Colorado notary public SHOULD NOT notarize documents issued and certified by a Colorado Public Official.
  • Colorado marriage license, divorce decree, or other court documents can be obtained from the county in which it was issued.
  • Original certified copies of birth or death certificates can be obtained from the Vital Records Office of Colorado [303.692.2200  OR  303.436.7351].
